Army Lodging Fund, US Army Family, Morale, Welfare and Recreation Command (FMWRC)
The Army Lodging Fund (ALF) is a non-appropriated fund instrumentality of the U.S. Department of Defense. Proceeds from the $205 million issuance of the notes will be used for the construction of the FMWRC Lodges at Fort Lee and Fort Benning and for general fund purposes. The notes are secured by the ALF and are not secured by appropriated funds or the full faith and credit of the U.S. Government.
International Flavors & Fragrances, Inc.
Bostonia served as structuring and placement agent for Series 2010 Lease-Backed Mortgage Pass-Through Certificates. The financing is for the leased fee title interest in a 159,213 SF condominium unit leased to International Flavors & Fragrances, Inc. in New York City. The facility appraised at approximately $85,000,000, resulting in a loan-to-value ratio of 98%. The par amount of the Certificates will fully amortize over the life of the financing through equal monthly payments of principal and interest. The financing is structured as a credit tenant lease (CTL) transaction that is intended to qualify for Schedule D treatment by the National Association of Insurance Commissioners (the NAIC).

Bostonia served as financial advisor and placement agent to an energy services company for the issuance of BFC Energy Savings Performance Contract Trust Certificates, Series 2010B. Energy conservation measures included installation of a 45-ton chiller, a green roof, solar photovoltaic panels, and water conservation measures.
